Look at the gap between the base price and what is actually for sale. Carlisle Peak starts at $1,402,500 on the builder’s sheet, and nothing behind the Carlisle gate is currently listed under $1.86 million. That difference is lot premium, elevation and options, and it is the single most useful thing to understand before you walk into a builder sales office. All three homes have also been listed 145 days or longer, and one has already taken a price reduction. This is a patient segment. That is worth knowing whether you are buying or selling here.
Two of the three are on the Carlisle Peak side. Both are 4,065 square foot two story homes asking $1,865,822 and $1,897,696, and one of the two is already under contract.
What I know about Carlisle from walking it
- Carlisle Peak and Carlisle Ridge share one gate. The monument at the entrance reads simply Carlisle. Once you are through it, Carlisle Peak is on the left and Carlisle Ridge is on the right. Both are Tri Pointe.
- 98 lots behind that gate in total, 52 of them in Carlisle Peak. Carlisle Peak has 52 and Carlisle Ridge has the remaining 46. That is a small gated community by Summerlin West standards, and small communities keep resale supply thin for years after they sell out.
- One HOA covers both sides of the gate. $138 a month to the Carlisle association plus $69 to Summerlin West, $207 in total. There is also a SID on the lots, one current lot carrying a balance near $25,000 at about $2,000 a year. SID varies lot to lot, so get the figure for the lot you want.
- Schools are Givens Elementary, Sig Rogich Middle and Palo Verde High. Note the middle school differs from other Grand Park neighborhoods, several of which feed Becker instead.
- The MLS does not separate Peak from Ridge. Both sit under Summerlin Village 29 Parcel Gh. A search for either marketing name alone returns nothing, which is why these homes are hard to find on a portal.
- Which streets are Peak and which are Ridge. Turn right inside the gate and you are in Carlisle Ridge: Lovett Ridge Street, Tiller Point Street, Overland Cove Avenue, and the east side of Parkwood Ridge Street. Carlisle Peak is everything else, and includes Pickett Grove Street, Sumter Ridge Street and the west side of Parkwood Ridge Street. Parkwood Ridge is genuinely split down the middle, so two homes facing each other across that street are in different neighborhoods at different price points. - The neighborhood grass area is on the Carlisle Ridge side. Both neighborhoods share the gate, but the green sits on Ridge. If open lawn matters to you day to day, walk the Ridge side before you settle on a Peak lot.
- Most homes face east or west. Worth deciding before you pick a lot, because it settles which rooms take the afternoon sun in July.
- Look at both sides before you commit. Because the two share an entrance, buyers often tour one and never see the other. They are different price points from the same builder: Carlisle Peak starts lower. Ask me to walk you through both.

The agent in the builder’s sales office works for the builder. Not for you. They are pleasant, they are knowledgeable, and they are paid to represent the seller’s interest in the transaction.
