Base prices run from the $410,000s at Caldwell Park to just under $2 million at Fairview. That spread inside one village is unusual in Summerlin, and it is the reason Grand Park comes up for a first time buyer and a move up buyer in the same week.

Read the price column as a floor, not a price. Every figure is the builder base price for the least expensive plan in that neighborhood, before lot premium, elevation and options. The lot premium alone can move a Grand Park home well into the next bracket, because this is the part of Summerlin West where elevation buys a Strip view to the east and a Spring Mountains view to the west. Ask me what a specific lot actually costs before you rule a neighborhood in or out.

The park itself
Grand Park is more than 90 acres, the largest park in Summerlin, and the village is named after it. Lighted pickleball, basketball and baseball, a great lawn, paved walking paths and a barbecue, open daily until 10:30 p.m. I photographed the whole thing and transcribed both the park rules and the pickleball court rules, which are not published anywhere online.

Terrace Park
Grand Park has a second, smaller park in addition to the 90 plus acre park the village is named for. Terrace Park sits inside the neighborhoods rather than at the edge of the village, which is the difference between a park you drive to and one you walk to.
