How current are the numbers in the guide?
We update the Lookbook quarterly. Commute times are off-peak averages; HOA ranges reflect typical 2026 figures. For any specific property, we pull the exact figures (HOA, SID/LID, transfer fees) before you offer.
I can't fly out for a tour. Can you still help?
Yes. We do remote consultations regularly with relocating families: Zoom tours of communities, video walk-throughs of listings, even FaceTime from inspections. The first relocation conversation is usually 60 minutes on a video call.
Do you work with renters too?
Our focus is buying and selling, but plenty of families rent first to get a feel for a neighborhood. We have a leasing partner we trust and we’re happy to make the introduction. When you’re ready to buy, we’ll be here.
How do you get paid?
The rules around agent pay changed in 2024, so here’s the current answer. Before we tour homes together, we sign a buyer representation agreement that puts our fee in writing. In most deals we’re able to negotiate for the seller or builder to cover some or all of it. Either way, you’ll know the exact number up front, before we look at the first home.
