Summerlin SID Guide
Almost every home in Summerlin sits inside a numbered special improvement district, and the unpaid balance transfers to you when you buy. A SID repays the bonds that funded the roads, curbs, sidewalks and utilities in front of the house. It is assessed per acre, billed twice a year through the City of Las Vegas or Clark County, and it is separate from property tax and separate from HOA dues. Grand Park is SID 817.
What a SID actually pays for
Before a single home is built, someone has to lay the streets, run the sewer and water, pour the curbs and sidewalks, and light the intersections. In Summerlin the municipality issues bonds to fund that work, and the properties that benefit are grouped into a special improvement district that repays the debt over time. That is the whole mechanism. It is not a fee for services, not a tax on the house, and not something the HOA controls.
The practical effect for a buyer is that a new construction home in Summerlin West carries a payment obligation that a resale home in an older village may have already retired. Two houses at the same price can have very different total monthly costs because of it.

What it costs on a real Grand Park home
The MLS carries a SID field, and the numbers on current Grand Park listings in August 2026 give a fair sense of the range. Glenrock shows a balance of about $24,359 with about $2,009 billed each year. Carlisle shows about $25,000 with about $2,000 each year. Fairview shows about $33,524 with about $2,781 each year, which works out to roughly $1,390 twice a year, billed April 1 and October 1, running to 2053.
Roughly $170 to $230 a month, on top of property tax and on top of two layers of HOA. It is the line buyers most often leave out of their own math, and it is large enough to change which neighborhood you can afford.
Paying it off, and why the timing matters
You can prepay the balance, and there is a penalty for doing it. The penalty is a percentage set by the assessment ordinance that changes over the life of the bonds, ranging from 3 percent at the high end down to zero. That means the cost of paying it off is not fixed, and the schedule is worth pulling before you decide. Whether prepaying makes sense depends on the penalty at that moment, the interest rate embedded in the assessment, how long you plan to hold the home, and what else you would do with the money. That is a question for your accountant rather than for me, and I am not a financial advisor. What I can tell you is what the balance is and what it costs each year.
Buying and selling with a SID
When a home sells, the remaining assessment goes with the property to the new owner. It is a lien similar to property tax. It is not negotiated away at closing by default, though a seller can agree to pay it off as a term of the deal, and on a slow listing that is sometimes worth asking for.
If an installment is missed, a late penalty applies, and continued nonpayment can accelerate the entire balance and lead to foreclosure proceedings. Under Nevada law your exposure is limited to your own parcel, so a neighbor who stops paying does not become your problem.

What is a SID in Summerlin?
A special improvement district is a financing tool. The municipality sells bonds to pay for public improvements such as roads, curbs, sidewalks and utilities, and every property that benefits from those improvements is placed inside the district and shares the cost of repaying the bonds. In Summerlin the districts are numbered, and each village sits inside one.
Which SID is Grand Park in?
Grand Park is inside SID 817. The Summerlin SID map updated June 2026 shows 817 covering the village that surrounds Grand Park itself. Neighboring districts are 815 for Redpoint, 814 for Redpoint Square, 816 for Kestrel Commons, 818 for Kestrel and 819 for La Madre Peaks.
How is a SID assessment calculated?
Assessments are apportioned on a per acre basis. Public areas and public facilities such as parks, schools and roads are nonassessable, so the cost falls on the private lots that benefit.
How is a SID billed?
Semi annually, through either the City of Las Vegas or Clark County depending on where the property sits. In Summerlin, Charleston Boulevard is the dividing line between the two. Grand Park is north of Charleston, so it bills through the City of Las Vegas. Many Summerlin West lots bill on April 1 and October 1.
Can I pay off a Summerlin SID early?
Yes, and there is a penalty for doing so. No. Under Nevada law the assessment levied on any property owner tax parcel is limited to that individual piece of property. You are never liable for the inability of another owner to pay.

It depends on the lot and the district, and the range is wide. Current Grand Park listings in August 2026 show balances of about $24,359 at Glenrock with about $2,009 billed each year, about $25,000 at Carlisle with about $2,000 each year, and about $33,524 at Fairview with about $2,781 each year. Always pull the figure for the specific parcel before writing an offer.
Does the SID show up on the MLS?
Usually yes. Listings carry a SID or LID field with a balance and an annual figure. Treat those as a starting point rather than gospel, because the number moves as installments are paid and because listing agents do not always refresh it.
