If you want a single-family home in Summerlin, plan on $600,000 and up, and expect the best selection between $600,000 and $900,000. Under $600,000 you are looking mainly at townhomes, condos, and 55+ communities. Above $1.5 million you move into guard-gated villages and custom homes. How Buying a Home in Summerlin Works
Buying a home in Summerlin follows the same path as anywhere in Nevada, with three local differences worth knowing up front: almost every home belongs to a homeowners association, you get a five day right to cancel once you receive the HOA resale package, and the villages price so differently from one another that picking the right village matters more than picking the right house. Most Summerlin purchases close in about 30 to 45 days from accepted offer.
1. Set your budget and get pre-approved
Before you tour anything, get a written pre-approval from a lender. In Summerlin it does real work for you, because sellers here see multiple offers on well-priced homes and a pre-approval is what separates a serious offer from a hopeful one. Build your monthly number around more than the mortgage: add the Summerlin master association assessment, your village sub-association dues, and Nevada property taxes at 35 percent of taxable value. If you are selling first, start with a current home valuation so you know what you actually have to work with.
2. Choose your villages before you choose homes
This is the step most buyers skip, and it costs them weeks. Summerlin has more than 20 villages, and the difference between them is schools, elevation, age of construction, whether there is a guard gate, and price. Narrow to two or three villages that fit your budget and your daily routine, then let us set up a saved search on just those. 3. Tour, in person or on video
Plan a focused tour rather than a long one. We group homes by village so you can feel the differences in one afternoon. For out of state buyers we do live video walkthroughs and send you the things photos never show, including road noise, actual view lines, and how the afternoon sun hits the backyard. If you are considering a new build, come to the sales office with us on your first visit, since builders register the agent who walks you in and our representation costs you nothing.
4. Write the offer
In Nevada you will sign the Residential Purchase Agreement, put earnest money into escrow, and set a due diligence period, most commonly ten days. Price is only part of a strong offer. Close of escrow date, how the appraisal is handled, and which repairs you are willing to absorb often matter more to a Summerlin seller than the last few thousand dollars.
5. Due diligence, HOA documents, and the appraisal
During due diligence you inspect the home, review the seller disclosures, and read the HOA resale package. Read that package. It holds the budget, the reserve study, the CC&Rs, and any pending special assessment, and Nevada gives you until midnight of the fifth calendar day after you receive it to cancel the contract. Your lender orders the appraisal in the same window. We tell you before you write the offer whether we think the price will appraise, so a low appraisal is a negotiation, not a surprise.
6. Sign and close
Nevada closings run through a title and escrow company rather than an attorney. You will do a final walkthrough, sign at escrow, and the deal records with the county, usually the next business day. Keys come at recording, not at signing.
How long does it take to buy a home in Summerlin?
Plan on 30 to 45 days from accepted offer to keys if you are financing, and closer to two weeks if you are paying cash. The part that varies is the search itself. Buyers who arrive already pre-approved and already narrowed to two or three villages often write an offer within a few weekends. Buyers who start with the whole community open usually take a few months.

What is the least expensive home you can buy in Summerlin?
Right now the entry point into Summerlin is in the $400,000s, and at that price you are almost always looking at a townhome or a condo rather than a detached house. Move up into the $500Ks and $600Ks and single-family homes open up, including single-story homes in Sun City Summerlin, where the median sits around $500,000. There is no minimum buy-in to live in Summerlin, so if your budget is tighter than the community median, tell us and we will point you at the villages where your number actually works.
What are the HOA fees in Summerlin?
Every Summerlin home pays a master association assessment, and for 2026 that runs $74 a month in Summerlin North, $76 a month in Summerlin South, and $69 a month in Summerlin West. Of that amount, $37 goes to the Summerlin Council, which funds the parks, pools, trails, and community events, and it is already included in the figures above rather than billed separately. Most villages then add a sub-association fee on top, and guard-gated neighborhoods, condo buildings, and townhome communities carry higher dues because they cover gate staffing, exterior maintenance, or roofs. What are property taxes like on a Summerlin home?
Nevada is one of the friendlier states for property taxes, which is a big part of why the buyers we help who are moving to Las Vegas from California are usually pleasantly surprised. Your home is assessed at 35 percent of its taxable value, and the combined Clark County rate generally lands between $3.20 and $3.50 per $100 of assessed value depending on the tax district. On a $686,000 Summerlin home that works out to roughly $7,700 to $8,400 a year. Nevada also caps how fast the bill can climb, at 3 percent a year for your primary residence and up to 8 percent otherwise. One thing to watch: any recorded ownership document, including a purchase, a refinance with a new deed, or a transfer into a trust, drops the 3 percent cap until you sign and return the postcard the Clark County Assessor mails out. Most of Summerlin’s new construction sits in the newer Summerlin West villages such as Kestrel, Redpoint, Grand Park, and La Madre Peaks, plus the guard-gated village of The Peaks, where the Pulte and Toll Brothers homes at Ascension run from about $1.2 million to over $4 million. You get the newest floor plans, high elevation, and cooler temperatures, but you also wait months for the build and pay separately for lot premiums and upgrades. Resale homes in the central and southern villages, places like The Willows, The Arbors, The Trails, and The Gardens, come in at a lower entry price with mature landscaping, larger lots, and a shorter drive to Downtown Summerlin, and you can close in weeks rather than seasons.
