What Builder Sales Reps Won’t Tell You About New Construction in Las Vegas.
The honest playbook for buyers walking into model homes in Skye Canyon, Cadence, Inspirada, Summerlin West, and the other master plans currently building. Lot premiums, design-center markups, lender tie-ins, and the three inspections that pay for themselves.
What's inside the 21 pages.
- Why every Las Vegas builder requires your agent on visit one — and what happens if you walk in alone.
- How lot premiums actually work in Summerlin West, Skye Canyon, and Cadence, and the four moments they become negotiable.
- The design-center upgrades worth paying for, and the seven you should defer until after closing.
- How to evaluate builder lender tie-ins — and the math that turns $35K in incentives into a worse deal.
- The three inspections that matter: pre-drywall, final, and the 11-month warranty walk almost no buyer remembers to do.
- A short orientation to the eight master-planned communities currently building in the valley.
This guide is for you if…
- You're considering new construction in Summerlin, Henderson, Skye Canyon, or any of the active master plans — and you haven't signed yet.
- You've already walked through a model home but didn't bring an agent (we can usually still help — let's talk before your next visit).
- You're relocating from out of state and don't want to learn the design-center math by paying for it.
- You're comparing a new build against resale and want to understand the true cost difference.
Two agents. One family. Every detail of your move.
We're Amy and Tzahi — a husband-and-wife real estate team representing buyers and sellers across the Las Vegas Valley. We attend every model visit with our clients, read every builder addendum before they sign it, and coordinate every third-party inspection. The guide you're about to download is built from the conversations we have at the design center every week.
You won't get a junior assistant or a call center. You get us, both of us, from the first model walk to the closing table.
Frequently asked.
Will using your team cost me anything?
No. Builder commissions are baked into the sales price whether you bring an agent or not. What changes is whether someone is in the room advocating for you.
I already visited a model home alone. Is it too late?
Not always. Reach out before your next visit — the builder's policy on agent registration varies by company and timing, and we can usually find a path forward. Don't sign anything until we talk.
Do you only work with new construction?
No. We represent buyers and sellers across resale, new construction, luxury, and investment. New construction is one of our specialties because the asymmetry between buyer and builder is so large.
What if I want to use the builder's preferred lender for the incentive?
Sometimes it's the right call, sometimes it isn't. We model it both ways with you before you decide. The guide walks you through the math.
Want us with you on the next model visit?
Reply to the guide email when it arrives, or schedule a 30-minute orientation call. We'll review the community you're considering, the lot you have your eye on, and the timing that gives you the most leverage.
