Read the reductions carefully, because they are not a distress signal. Lennar opened these two well above $2.4 million and has brought both back to roughly $2 million. That is a builder recalibrating to what the top of Grand Park will actually bear, not a neighborhood in trouble. It is also the clearest evidence on this page that the first number a builder shows you is not the number.
Both homes are also finished or nearly finished, which is why they are listed at all. Ask me what incentives are attached before you look at the price on its own. Lennar was advertising below market interest rates and rate buy downs on both of these.
What I know about Fairview from walking it
- The lots are about a third of an acre. Roughly 14,900 to 15,200 square feet, which is large for Summerlin West. The back yard is the shallow part, around 25 to 30 feet deep by 80 wide, so the size is in the frontage and the setbacks rather than behind the house.
- Everything is included, literally. Lennar sells these under its Everything Included programme: washer, dryer, blinds, stainless appliances and ceiling fan pre wires come with the house. Compare that against a builder who prices those as options before you compare the two base prices.
- Model homes are on Elmwood Echo Street. Call me before you go and I will walk them with you.
- 85 lots, all single story. That is unusual at this price point in Summerlin West, where most of what is being built above $1.8M is two story.
- Every plan is a Next Gen. The suite has its own front entrance, living area, bedroom and bathroom, so it works for a parent, an adult child or a long stay guest without anyone sharing a hallway.
- Backyards are wide, not deep. Typical lots run about 25 to 30 feet deep by 80 feet wide behind the house. Plan the yard around that shape before you fall for a plan.
- Ten cul de sac lots. Out of 85, only ten sit at the end of a cul de sac. They go first and they carry a premium.
- South end of Grand Park, backing Stonebridge. That puts Fairview closer to Far Hills and the established side of Summerlin West than anything else in the village.
- Most homes face east or west. Worth knowing before you pick a lot, because it decides which rooms take the afternoon sun in July.
- There is a tot lot inside the gates, on top of the 90 plus acre Grand Park a short drive north.
- Carrying costs. HOA is $152 a month plus the $69 Summerlin West assessment. SID balances run about $1,390 twice a year, billed April 1 and October 1, through April 2053. Tax rate is approximately 1 percent. Confirm every figure against the specific lot before you write an offer.
Before you walk into the sales office, read this
The agent in the builder’s sales office works for the builder. Not for you. They are pleasant, they are knowledgeable, and they are paid to represent the seller’s interest in the transaction. That is their job and there is nothing wrong with it. It just means nobody in that room is on your side unless you bring someone.
I need to be with you in person on your very first visit. Not mentioned on a form, not named in an email afterwards. Physically with you, the first time you walk through that door. That is how builder registration works, and visit one is the only version of it that is simple.
