Here is the math nobody says out loud. A single story spreads the same living space across twice the foundation and twice the roof of a comparable two story, on more land per home, and land in Summerlin West is expensive. Builders think in dollars per buildable foot, so they build up, not out. Meanwhile one-level living is the single most requested feature we hear from buyers over 50, and plenty of buyers under 50 want it too. Structural undersupply plus steady demand is why Summerlin single story homes carry a premium per square foot, and why the good ones do not wait around.
That premium is worth understanding before you flinch at this home’s roughly $492 per square foot. You are not paying that number for drywall. You are paying for one level, a completed renovation, a finished yard, and energy infrastructure that is already bought and paid for. Price the equivalent new build plus the yard plus the solar plus the wait, and the comparison gets interesting fast.

Inside the Renovation: the Kitchen, Two Fireplaces, and a Sauna
The kitchen is the room that sets the tone. An oversized waterfall island anchors the space, with brand-new ZLINE appliances, custom cabinetry, designer lighting, and a detail I wish more homes had: a dedicated beverage bar, so coffee and cocktail traffic never crosses the cooking zone.
The great room carries a striking custom fireplace, and then the primary suite repeats the trick: a second fireplace, in the bedroom itself. The primary bath is where this house separates from everything else at the price point. Dual vanities, an oversized walk-in shower, a custom walk-in closet, and an infrared sauna. Not a gym membership sauna across town. Yours, ten steps from your bed. I tour a lot of Summerlin homes, and I do not see this under $1.5 million.

The Backyard Is Already Done, and So Is the Courtyard
New construction hands you dirt and a landscaping bid. This home hands you a waterfall pond, a firepit lounge, a covered patio, clean mature landscaping, and a private front courtyard that works as an extra outdoor room for most of the year. On a 10,019 square foot corner lot, the outdoor space has real dimension, and every bit of it is finished. In the southwest desert, where landscaping runs well into five figures and takes months, already done is a number, not a feeling.

What Paid-Off Solar Actually Means for Your Payment
Solar in Las Vegas comes three ways, and the difference changes your monthly payment. Leased systems and financed systems follow the house: assume the lease or the loan, and that payment becomes yours on top of your mortgage. Owned systems convey free and clear, and this home’s system is owned, paid off since 2016. No loan to assume, no lease to inherit, just lower power bills baked into the house.
Ask this question on every solar home you tour, because two otherwise identical houses can sit two hundred dollars a month apart on this single line item, and listing descriptions love the word solar without the word that matters in front of it.

The Honest Monthly Math: $69 HOA, No SID, and 2004 Taxes
Here is the part of the tour I never skip. The HOA is $69 per month, total. That is the Summerlin West master association, full stop, no sub-association stacked on top. There is no SID and no LID, which matters because most newer Summerlin West communities carry special improvement district balances that quietly add a thousand dollars or more a year. Taxes run about $4,768 a year, roughly $397 a month, and as a 2004 resale this home does not carry the tax surprises that catch new construction buyers off guard.
Financing: cash, conventional, and VA are all welcome here. If you are a veteran shopping Summerlin one-level homes, put this one on your list this week.
Compare all of that to the new-construction single story we toured in this same zip code: $1.5 million, a $209 monthly HOA, a SID balance around $25,000, no refrigerator, washer, or dryer, and a dirt backyard. That home has real arguments too, a builder warranty and 2026 bones among them. But the monthly picture between these two homes is not close, and that is the honest comparison this video exists to give you.

Summerlin single story homes in 89138 are rare. A fully renovated one with paid-off solar, a sauna in the primary bath, a $69 HOA, and no SID basically does not exist. Except I am standing in one. Stay with me, because the math on this one is the best part. I am Amy Arbeli with The Arbeli Team, and on this channel we tour Summerlin homes every week, so hit subscribe if that is your world. Quick disclosure before we walk: this is not my listing. It is listed by Jennifer Littlefield with Serhant, and I am showing it to you the way I would show it to my own buyer, honest math included.
Here is the problem. If you want one level in Summerlin, door number one is new construction. You wait most of a year, you inherit a dirt yard, and in most new communities you pick up a SID. Door two is an older resale that needs a six-figure renovation before it feels like yours. This house is door number three, and almost nobody builds door number three. It is 2,805 square feet on a 10,019 square foot lot, four bedrooms, and it is ready for moving. Okay, let us go take a look.
Coming in, you are going to notice the beauty right away. It has been fully renovated. Look at the detail even on the ceiling, and the designer lighting when you are coming in. They literally did not miss anything. This is a really large, wide, grand entry, with lots of windows, so lots of natural light. There is a private courtyard out there that is very tranquil, and then you walk into this great room. You can see the backyard waterfall going, and it is very neutral tone, very elegant.
What I love is this electric fireplace. So much heat actually comes out of an electric fireplace, and you already have your flat screen TV and the accent wall is already done for you. If you wanted a fully renovated, move-in ready home, this one is it. I love a ceiling fan pre-wire in a great room; it helps the airflow in such a large open space. And then it overlooks the kitchen, so let us go take a look at the kitchen.
This kitchen has brand-new ZLINE appliances. You have this ginormous kitchen island with a waterfall edge. It fits four comfortable bar stools, and what I love is it does not have the sink on it, so you can host a party and put all the food on this large island. I love a gold accent, and all of the kitchen hardware has it. You have a window overlooking the kitchen sink bringing in natural light, and a very large sink for the pots and pans. Even the accent on the dishwasher is gold. This is ZLINE, brand new, never been used. The backsplash I love; I actually have this backsplash at my house. You have under-cabinet lighting, and the cabinets go all the way to the ceiling, so you do not get the accumulated dust on top. Look at this massive vent: if you cook a lot, you have a six-burner ZLINE stove, the gold detail throughout, and a pot filler. I love drawers in a kitchen, and this ZLINE fridge is brand new, with an ice drawer and freezer drawers. The only appliance on the island is the microwave, a touch-button microwave, and there is so much storage in that island. Over here is your pantry storage, and then I love a coffee bar; it has that under-cabinet lighting detail and a very deep counter that gives you tons of room, plus the wine fridge. And you already have designer lighting over the perfect space for your dining table.
Before we go to the primary bedroom, I want to show you this courtyard off the kitchen. It has shade already built in, so you get sunshine without it beating into you, mature landscape that is very low maintenance, and the courtyard itself is pavers. It would be the perfect place to have your coffee.
Heading into the primary bedroom, you have designer lighting and detail on the ceiling, and this primary bedroom also has an electric fireplace, with tile going all the way to the ceiling. The wall pops out, which gives you enough space for a little sitting area if you want one, and there are decorative lights over the bed so you can read. I love a ceiling fan, and again lots of windows looking over the backyard.
The primary bathroom has dual vanities, the backsplash and gold detail all done, and brand-new fixtures. I love an electric toilet, and this one has heated seats; it is literally a game changer. Look how big this walk-in shower is: three sprayers, a handheld, an overhead, and a rain head at the very top, with matching tile from the floor to the ceiling and so many lights. When you get out of the shower, you head into the infrared sauna. Your own private spa at home. A lot of people put saunas in their backyard; this one is infrared and right in your bathroom, so you can shower and come straight into the sauna. It even has music. The other vanity side has LED-lit mirrors and a makeup counter that lights up, with lots of cabinets and drawers. The closet is a custom closet, with designer lighting, cabinets, lots of shelves, double rods, and drawers, which lets you skip the dresser in your bedroom.
This home also has paid-off solar, which is really nice. Coming this way you have a bathroom with a step-in shower, perfect for guests, with tile to the ceiling, a huge niche, an overhead sprayer, and an electric toilet in this bathroom as well.
On the way to the garage you have a storage closet, and if you were looking for a home gym, this garage is ready for it, with flooring already done. You have a tankless water heater and a water softener. This home was built in 2004 originally, and most 2004 homes do not have tankless water heaters, but this one does. And the solar, like I said, is paid off.
On the way to the secondary bedrooms, look at this built-in furniture in the hallway: drawers, cabinets, a place to set up a desk. The laundry room is really large. You do need to add a washer and dryer, but any time you have counter space in a laundry room I love that, and you have cabinetry to store supplies.
Bedroom four could be used as an office: double doors, a big window, and the closet was converted out of it. The house faces east, so this window gives you no direct light. The hall bathroom has floating cabinets, under-cabinet lighting, one big designer sink, lots of drawers, and a tub-shower combination with the big niche and tile to the ceiling, a cute little window for natural light, and an electric toilet.
Bedroom two has a ceiling fan with a light and a larger triple-bypass closet. The next bedroom is my favorite: larger, with a little built-in coffee bar, so you could make it a game room like they have it decorated, and it has bypass closet doors.
Heading out to the backyard, you have the tranquil waterfall. So many buyers love the sound of a waterfall, and this has a built-in one, plus a covered patio, pavers, and a fire pit, so you can sit around and do s’mores. The landscaping is very mature since the house was built in 2004, and very low maintenance, with artificial turf and a lot of landscape lights. There is a little bridge to a turf area, really large palm trees, and the side yard. What I also love is the back wall is really high, so you do not have neighbors looking down into your backyard. This is move-in ready, fully renovated.
Let us do the honest math on this Summerlin single story. $1,380,000 for 2,805 square feet. The renovation is done, the yard is done, and the solar is paid off.
