Setting Up Utilities in Summerlin
Five accounts to open, one that takes care of itself, and about a week before closing is the right time to start. Electricity, gas, water, trash and internet are on you. Sewer transfers with title at closing, so there is no call to make, but you should still know who bills you. Every number and sign up link is below, checked in August 2026. The one that trips people up is sewer, because who bills you depends on which side of Charleston Boulevard your house sits on.

Charleston Boulevard decides more than you would think
Summerlin straddles two jurisdictions. North of Charleston Boulevard you are in the City of Las Vegas. South of Charleston you are in unincorporated Clark County. That single line decides who bills your sewer, who issues your permits, and which agency handles code enforcement.
All of Summerlin West sits north of Charleston, so if you are buying in Grand Park, Redpoint, Kestrel, Stonebridge, The Paseos or La Madre Peaks, your sewer bills through the City of Las Vegas. Buyers in Summerlin South, The Willows, The Gardens and Siena are in Clark County and bill through the Water Reclamation District instead.

Two emergency numbers worth putting in your phone now. A gas leak or gas odor is 911 and Southwest Gas on 877-860-6020, at any hour. A downed or sparking power line is 911 first, then NV Energy on 702-402-2900. Do not wait to work out which one to call while standing next to it.
The order to call, and when
- Two to three weeks out, internet. This is the long pole. Cox is the provider in Summerlin, and an installation appointment commonly runs a week or more out, so book it before anything else.
- One week out, electricity and water. NV Energy and the Las Vegas Valley Water District will both schedule a future start date, so set it for closing day.
- One week out, gas. Southwest Gas may need someone at the property to light appliances, so book the appointment rather than leaving it to chance.
- Nothing to do for sewer. It transfers with title at closing. The bill simply starts arriving from the City of Las Vegas, or from Clark County if you are south of Charleston.
- After closing, trash. Republic Services runs on a fixed route schedule by address, so there is nothing to schedule, but call to get the account in your name and to find out your pickup day and bulk collection week.
Buying new construction? The builder holds the utility accounts during construction and they do not transfer to you automatically. Ask which accounts are in the builder name and the exact date they close them, then set yours to start the same day. A one day gap means walking into a dark house.
What else lands on your bills
Utilities are only part of the monthly picture in Summerlin, and the rest catches buyers out more often than the power bill does.
- The Summerlin master assessment, about $69 a month in Summerlin West, paid to the Summerlin West Community Association. Every home in the village pays it.
- A neighborhood association fee, if your community has its own gate, private streets or common areas. This varies a great deal, from nothing at all in the ungated neighborhoods to $140 a month at Glenrock and $152 at Fairview.
- A special improvement district assessment, billed twice a year through the City of Las Vegas, repaying the bonds that funded the streets and utilities in front of the house. On a new Grand Park home this commonly runs $2,000 or more a year. How Summerlin SIDs work.
Ask for all three figures before you write an offer, not after. Together they can add several hundred dollars a month to what the listing price implies.

The Las Vegas Valley Water District. Customer Care is 702-870-4194 and most people can start service online through My Account. Expect a $10 turn on fee, and a deposit may be required depending on your credit.
Do I need to set up sewer service, and who bills me?
You do not need to set sewer up. It transfers with title at closing, so it is handled for you. What you should know is who sends the bill. Charleston Boulevard is the dividing line. North of Charleston is the City of Las Vegas, reachable at 702-229-6011. South of Charleston is unincorporated Clark County, served by the Clark County Water Reclamation District at 702-668-8888. All of Summerlin West, including the Grand Park village, sits north of Charleston and bills through the City of Las Vegas.
Who picks up the trash in Summerlin?
Republic Services, across the City of Las Vegas, Clark County, Henderson and North Las Vegas. Southern Nevada customer service is 702-735-5151, open Monday to Friday 7:30am to 5pm and Saturday 8am to noon. Your pickup day and your bulk collection schedule depend on your address.
How far ahead should I call to set up utilities?
Start about a week before closing and call in this order: electricity, water, gas, then trash. NV Energy and the water district can usually schedule a start date in advance, which means the lights and the water are on the day you get the keys rather than a day or two later. Internet is the one to book earliest, because an installation appointment can be a week or more out.
What else will show up on my bills besides utilities?
In Summerlin, usually three more things. The Summerlin West master association assessment, which runs about $69 a month. A neighborhood association fee if your community has its own gate and private streets, which ranges widely, for example $140 a month at Glenrock and $152 at Fairview. And a special improvement district assessment billed twice a year through the City of Las Vegas, which repays the bonds that funded the streets and utilities in front of the house.
