If you’re thinking about living in Sun City Summerlin, you’re looking at the community that started it all. It’s the original Del Webb 55+ neighborhood in Las Vegas, sitting up in the northwest valley right against the mountains. I’ve been helping people relocate here for close to two decades, and it’s usually one of the first places I bring buyers who want that resort-style retirement without giving up the conveniences of a big city. So here’s an honest look at what life is really like out here.

What is Sun City Summerlin?
Sun City Summerlin is an age-qualified (55+) community built by Del Webb. It’s made up of single-story homes on rolling, tree-lined streets, with three golf courses running right through the middle. You’ll find it in the 89134 zip code on the west side of Las Vegas, just minutes from Downtown Summerlin and Red Rock Canyon, and about a half-hour from the Strip. It’s established, it’s walkable, and it’s a lot greener than most people expect the desert to be.

Is Sun City Summerlin a good place to retire?
For a lot of people, yes. You get single-level homes that are easy to live in, a huge amenity package for a low monthly cost, a built-in social calendar, and Nevada’s tax perks (no state income tax). There is a trade-off to know going in, though. It’s age-restricted, so at least one resident has to be 55 or older, and the homes are established, which means some still have their original finishes. If your heart is set on brand-new construction, this isn’t it. But if you want mature landscaping, bigger lots, and a real sense of community, it’s tough to beat.
What amenities are included?
This is where Sun City Summerlin really shines. The community has three championship golf courses, five swimming pools, four community centers, three fitness centers, and more than 50 clubs. That covers everything from tennis and pickleball to ceramics, woodworking, and social groups. There are walking trails, dog parks, and something going on just about every week.

What does it cost to live here, and what are the HOA fees?
The HOA here is one of the best values in Las Vegas for what you get, and the amount depends on the type of home you buy. If you own a free-standing single-family home, the HOA is $231 a month, and you take care of your own yard. If you own an attached home or townhome, you pay that same $231 a month plus an extra fee that runs anywhere from about $185 to $338 a month depending on the townhome, so roughly $416 to $569 total. That extra amount covers exterior maintenance and landscaping, which my lock-and-leave and snowbird buyers love. Either way, your HOA gets you into the community centers, pools, fitness centers, and the full amenity lifestyle. Add in Nevada’s no-state-income-tax setup and reasonable property taxes, and the monthly cost of living out here tends to stretch a retirement budget further than most out-of-state buyers expect.
What is the NORA fee in Sun City Summerlin?
When you buy in Sun City Summerlin, you’ll pay a one-time New Owners Reserve Assessment, or NORA, of $5,125 at purchase. It isn’t a recurring fee. It’s a one-time contribution that goes into the community’s reserves to help keep Sun City Summerlin financially healthy and well cared for over the long haul. I always tell my buyers to budget for it as part of their closing costs, and it’s one of the reasons this community stays in such great shape.
What are the homes like?
Almost all single-story, which is exactly what right-sizing buyers are after. No stairs, easy layouts, and yards that range from low-maintenance to really spacious. You’ll see tile roofs, desert landscaping, covered patios, and plenty of homes backing right up to the golf course or the greenbelts.

Who is Sun City Summerlin best for?
It’s a great fit for active adults 55 and up who want a social, amenity-rich lifestyle, single-story living, and a west-valley location close to nature and shopping. It’s especially popular with out-of-state buyers. A lot of my clients come from California and can’t believe what their dollar buys out here.
