The official Las Vegas housing market report for August 2026 comes out about a week into September. I did not want to wait, so I pulled the August numbers straight from the Las Vegas REALTORS MLS myself: median price, sales pace, inventory, months of supply, and the Summerlin breakdown nobody else does. This is the Las Vegas housing market update with the actual data, not the headlines.

Is the Las Vegas Housing Market Crashing?

No. The median single family price is within about 2 percent of the all time record. We have about 4.5 months of supply, which is a balanced market, not a flooded one. And homes priced right are still selling in about 28 days. Prices within 2 percent of the record with 4.5 months of supply is a normalization, not a crash.

A crash looks like forced selling, double digit price declines, and inventory nobody wants. August looks like a market slowly handing negotiating leverage back to buyers while values hold. Those are very different things, and mixing them up is how people make expensive decisions.

Is the Las Vegas housing market crashing? No. A normalization, not a crash.

4.5 Months of Supply: Who Holds the Power Now

One rule tells you who has the power in any housing market. Under 4 months of supply, sellers hold the cards. Four to six months is balanced. Over 6 months, buyers take over.

In August the MLS showed 8,025 single family homes on the market, the most in years and up almost 8 percent in a single month. Against a sales pace of roughly 1,800 homes a month, that is about 4.5 months of supply. After years on the seller side of the line, Las Vegas just moved to the middle of the table. That is the one number that changes how you negotiate this month.

The Summerlin and 89138 Breakdown

The valley median tells you almost nothing about a master planned community, so here is the part nobody else breaks out. In zip code 89138, Summerlin West, 47 homes closed in August at a median of $840,000, and the typical one went in 27 days, a day faster than the valley. Across Summerlin as a whole, 193 homes closed at a median of $675,000, and the biggest closing of the month was an eleven million dollar sale. While the valley median slips, Summerlin is holding a 40 percent plus premium and moving just as fast.

What the August Numbers Mean for You

If you are buying

Four and a half months of supply means credits, repairs, and rate buydowns are back on the table. Sellers whose homes have sat past the 28 day median are listening again. This is the most negotiating room Las Vegas buyers have had in years, and the right offer strategy depends on how long the specific home has been sitting.

If you are selling

The median tells you the market. It does not tell you your house. Homes priced right are still gone in under a month, and homes chasing spring prices are the ones sitting. The whole game right now: price to August, not to May.

The official August housing report for Las Vegas does not come out until next week. I did not want to wait. So I pulled the numbers straight from the MLS this morning, and there is one number in here that should change how you negotiate this month. Stay with me.

I’m Amy Arbeli with The Arbeli Team at Signature Real Estate Group, and every month I break down the Las Vegas housing market with the actual data, not the headlines. Subscribe if you want the numbers before the news. Here’s the problem with reading about the Las Vegas housing market right now. Half the headlines say crash, the other half say record highs, and both of them are selling clicks and not houses. So let us do what I do with my own buyers and sellers. We walk through the real numbers and then we talk about what they mean for your next move.

Number one, the median price. In July, the official median for a single family home in Las Vegas was $480,000. In August, the MLS shows $475,000. That’s a $5,000 difference and about 2% under the record that we set in early summer. Prices are slipping slowly, not sliding. Number two, the pace. 1,799 single family homes closed across the valley in August. Las Vegas, Henderson, North Las Vegas, all of it. And no, condos are not in that number. This is houses only. The pace cooled a little from the summer months, which August always does. Nothing dramatic.

Number three, and pay attention to this one. Inventory. Right now, the MLS shows just over 8,000 single family homes on the market. That is up almost 8% in one month, and it is the most inventory we have had in years. Which brings me to months of supply. 8,000 homes on the market, about 1,800 selling a month, that’s roughly four and a half months of supply. Remember the rule. Under four months, sellers hold the cards. Four to six, it’s balanced. Over six, buyers take over. We just moved from the seller side of that line to the middle of it. Number four is the speed. The median days on market in August was 28. Homes priced right are still moving in under a month.
