If you have driven west on Far Hills in the last two years and wondered what all the rooflines going up past Desert Foothills are, that is Redpoint. And if you have not been out there yet, you are behind.
This week’s Home of the Week is my own listing, and I am leading with the neighborhood on purpose. The house is excellent. But the reason I think it is the right buy right now has more to do with where it sits.

What Redpoint actually is
Redpoint is one of the newest villages in Summerlin West, in the 89138 ZIP. It is not gated. It is walkable. Toll Brothers, Tri Pointe, Pulte and Lennar all built here, so the streets have variety instead of the same four elevations repeating for a mile.
The thing people miss is the elevation. Summerlin West climbs as you go out, and Redpoint sits high enough that a lot of these lots get real views. Red Rock and the Spring Mountains one direction, the valley and the Strip the other. That is not a feature you can add later. Either the lot has it or it does not.

And then there is Grand Park
This is the part I do not think is priced in yet.
Grand Park is 90 acres, which makes it the largest park in Summerlin. Phase one opened in March 2026 and it is not a token playground. Regulation baseball diamonds. Six lighted pickleball courts. A full basketball court. A splash pad, a playground, outdoor fitness equipment, shaded picnic areas, and a concession and restroom building. More phases are coming as the surrounding infrastructure finishes.
It is in Village 25. So is this house.
Summerlin as a whole already has more than 300 parks and over 200 miles of connected trails, which is the thing that keeps people paying a premium to live here twenty-five years after it started. Grand Park is the biggest single addition to that in a long time, and the homes closest to it were mostly sold before it opened.
The house
$759,888. Four bedrooms, three full baths, 2,126 square feet, built 2023.
Two stories, with a bedroom and a full bath on the ground floor, which matters more than people expect. Guests, parents, a roommate, an office that does not require stairs. The other three bedrooms are upstairs.

The main floor is open. Living room is 20 by 15, dining area 16 by 11, and the kitchen anchors it with a waterfall-edge quartz island, custom cabinetry, stainless appliances, a built-in oven, and a walk-in pantry. It reads like a model home because it essentially is one, three years old and carefully kept.

The primary suite is the reason to see it in person
It is upstairs, and it opens onto a private balcony. Mountains on one side. The Strip on the other. There is nothing behind the house at all, so the view is not something a future neighbor can take away from you.


The two things buyers keep underrating
The solar is owned. Not leased, not financed, not a payment you assume at closing. Paid off, installed December 2023, and it conveys with the home. There is also an EV charger in the garage and a 220V circuit already run. Production and savings vary by household, so I will not quote you a number, but the difference between owned panels and a leased system is real money at closing and every month after.

The HOA is $69 a month. That is the Summerlin master association. That is the whole thing. If you have been shopping gated communities in Summerlin you already know how unusual that is.

Where the price sits
I ran this against every active listing in 89138 in the same size range built 2021 or newer. Thirty-two homes are competing with this one directly.
Their median asking price is $769,231. Their median price per square foot is $370.
This one is $759,888 and $357 per square foot. Below both, and only fourteen of the thirty-two are priced under it. None of those fourteen give you owned solar, no rear neighbors, and a Strip view off the primary balcony together.
About the yard
This is the question everyone asks about new builds in Summerlin West, so let us take it head on.
The lot is 3,920 square feet. On paper that is compact. In person it does not live like it. There is a covered patio off the living room, a paver deck running the width of the house, and desert landscaping with trees on smart irrigation. The back boundary is a wrought-iron view fence rather than a block wall, so instead of staring at six feet of stucco you are looking through it.
And what you are looking at is open desert and the mountains. Nothing behind this house. Nobody building there, nobody looking in, no second-story window pointed at your patio.

What you do not get is a pool, and there is not really room to add one. If a pool is non-negotiable, this is not your house and I would rather tell you that now than at the open house.
If you would rather have the view, a patio you can actually use in August because it is covered, no lawn to water through a Las Vegas summer, and a 90-acre park in your own village, then the trade is a good one.
