I was at the Morgan Wallen concert on a Saturday night when my phone rang. It was a client I’d helped buy his condo at One Queensridge Place back in 2023, and now he was ready for his next chapter, a single-family home with a yard. So Tzahi and I found a quiet corner at Allegiant Stadium, and I took the call right there.
That call is how the sale of Residence #305 began. This week it closed for $1,750,000. Here’s the story, and the one lesson I tell every seller.

Moving fast when it matters
By the next morning I had a photographer at the unit. We were on the market within three days. That’s not me bragging about hustle. It’s the job. When a client is ready, the worst thing you can do is let the moment cool off. Momentum sells homes, and momentum starts with showing up, even when your phone rings in the middle of a concert.
3,355 square feet in the sky
If you don’t know One Queensridge Place, it’s a guard-gated luxury high-rise in Summerlin, right by Downtown Summerlin and minutes from Red Rock Canyon. Residence #305 is 3,355 square feet, bigger than most Vegas high-rise units, with three bedrooms, three and a half baths, and two terraces. One faces Red Rock and its sunsets, the other faces the Strip. And like every home in the building, it has a private elevator that opens right into the unit. No shared hallways, no neighbors’ doors.

Why pricing is everything
Here’s the part I want every seller to hear. We listed #305, we watched how the market responded, and when it was time to adjust the price, we did. Then it sold, at $1,750,000.
The number on the sign doesn’t sell a house. The right price does. The highest price you can put on a listing feels good for about a week, and then it just sits there while the market moves on. Getting the price right means reading the buyers, the comps, and the moment. That’s the whole game. Do that, and everything else falls into place.
