What do homes in Sun City Summerlin look like?

Think single-story, tile-roofed, desert-landscaped homes on well-kept streets, a lot of them with mountain or golf-course views. The architecture is classic Del Webb, with warm stucco exteriors, arched entries, and low-maintenance yards built for the Las Vegas climate.

Are the homes single-story?

Overwhelmingly, yes, and that’s a big part of the appeal. Single-level living with no stairs is exactly what most 55+ buyers are looking for, and Sun City Summerlin delivers it across a wide range of floor plans, from cozy 2-bedroom layouts to larger 3-bedroom homes with dens and flex space.

What do homes cost?

At the time of writing, there are about 160 homes for sale in Sun City Summerlin, priced from roughly $280,000 to $1,695,000, with sizes running from about 1,021 to 3,046 square feet. Smaller, original-condition homes sit at the lower end, while larger or fully renovated homes with premium lots and views reach the top. That’s a wide range, and it’s good news, because it means there’s something here for most budgets. The value story is especially strong for out-of-state buyers comparing it to California. (Market data moves, so I refresh these numbers now and then.)

Lots, yards, and outdoor living

This is an underrated part of Sun City Summerlin. Lot sizes vary more than people expect. Some homes sit on compact, lock-and-leave yards, while others have big lots with room to garden or entertain. Covered patios and private backyards are common, and the desert landscaping keeps the upkeep low.

Two homes on the market worth a look

Right now there are two Sun City Summerlin homes on the market that show the range really well. One is a fully renovated 3-bedroom that’s completely move-in ready, and the other is a single-story home on a rare oversized lot with a golf cart garage. They’re a perfect example of how different two homes in the same community can be, and as a buyer’s agent I can help you tour either one.

How to find the right one

The homes here move, and condition varies a lot from house to house, so having someone who knows the community (and sees the listings early) makes a real difference. That’s what I do.
