At the time of writing, there are about 160 homes for sale in Sun City Summerlin, priced from roughly $280,000 to $1,695,000, with sizes running from about 1,021 to 3,046 square feet. Smaller, original-condition homes sit at the lower end, while larger or fully renovated homes with premium lots and views reach the top. That’s a wide range, and it’s good news, because it means there’s something here for most budgets. The value story is especially strong for out-of-state buyers comparing it to California. (Market data moves, so I refresh these numbers now and then.)

This is an underrated part of Sun City Summerlin. Lot sizes vary more than people expect. Some homes sit on compact, lock-and-leave yards, while others have big lots with room to garden or entertain. Covered patios and private backyards are common, and the desert landscaping keeps the upkeep low.
