Sun City Summerlin vs. Sun City Anthem vs. Sun City Aliante: Which Las Vegas 55+ Community Is Right for You?

If you are searching for “Sun City vs Sun City West,” start here: Sun City West is in Arizona, not Nevada. In the Las Vegas valley the real decision is between Sun City Summerlin, Sun City Anthem in Henderson, and Sun City Aliante in North Las Vegas. The short answer is that Summerlin wins on amenities and golf, Anthem wins on newer homes and views, and Aliante wins on price.

First, about Sun City West

This trips up a lot of people, so it is worth clearing up. Sun City West is a Del Webb community of roughly 16,900 homes in the northwest Phoenix metro area of Arizona, built between 1978 and 1997. It has nothing to do with Las Vegas.

Del Webb used the Sun City name across several states, which is why search results get muddled. If you are shopping in Nevada, the three communities below are your actual options.

Sun City Summerlin: the amenity king

Sun City Summerlin was Del Webb’s first Las Vegas community, built between 1989 and 1999, and it is the largest at roughly 7,779 homes. Nothing else in the valley matches its amenities: three 18-hole golf courses inside the gates, four recreation centers totaling more than 125,000 square feet, the Starbright Theatre, and more than 80 chartered clubs.

It also sits at a slightly higher elevation in northwest Las Vegas, so it runs a few degrees cooler than the valley floor and has real mountain views. Red Rock Canyon and Downtown Summerlin are close.

The catch is the age of the homes. Many still have original kitchens, bathrooms and systems, so you are either budgeting for updates or paying a premium for a renovated home. Sun City Anthem: newer homes and better views

Sun City Anthem sits on the southern rim of the valley in Henderson, with about 7,100 homes built roughly between 1998 and 2008. That decade of difference is the whole argument. Floor plans are more contemporary, ceilings are higher, and you are far less likely to be gut-renovating a kitchen.

Its elevated position also delivers some of the best views of any Las Vegas 55-plus community, with Strip and valley panoramas from the upper lots. Amenities are concentrated in the Anthem Center, roughly 95,000 square feet, with an indoor pool, fitness facilities and a performing arts theater. It is an excellent facility, just a smaller footprint than Summerlin’s four centers.

Anthem is also the most convenient of the three for the airport and Henderson Hospital, which matters if family visits often.

Sun City Aliante: the value play

Sun City Aliante opened in 2003 in North Las Vegas and is by far the smallest, at roughly 2,000 homes. It is the most affordable of the three, both in purchase price and in association dues, and it has a well-regarded recreation center of about 40,000 square feet plus the Aliante Golf Club.

The tradeoff is location and scale. You are adding roughly 10 to 15 minutes to most drives across the valley, and the smaller size means fewer clubs and a thinner social calendar. For buyers whose priority is keeping monthly costs down, it is a genuinely good answer.

So which should you pick?

Choose Sun City Summerlin if you golf, if you want the widest possible range of clubs and activities, and if you are comfortable buying an older home or paying more for an updated one.

Choose Sun City Anthem if newer construction and views matter more to you than having three golf courses at your door, or if being close to the airport is a real factor in your life.

Choose Sun City Aliante if the monthly number is the number that matters most.
