New price in Redpoint — open house Saturday, May 30

If you’ve been waiting for a Summerlin number that actually works, this is your weekend.

We just dropped the price on our 4-bedroom in Redpoint to $780,000, and we’re opening the doors Saturday, May 30, from 10 a.m. to 12 p.m. Come walk through it.

The house

12123 Glentana View St is a 2023 Tri Pointe build — 4 bed, 3 bath, 2,126 sqft, on a quiet street up against the foothills. The thing buyers tend to notice in the first thirty seconds: the natural light. The floor plan is open, the ceilings feel taller than they measure, and the kitchen has the kind of waterfall island that does most of the work for you when you’re hosting.

A few specifics worth knowing before you come:

  • Paid-off solar. Seller-owned panels. Your power bill is mostly a memory.
  • Strip view from the primary balcony. The primary suite has its own balcony off the back. Sun goes down behind Red Rock on one side, the Strip comes up over the rooftops on the other. We’re not making that up.
  • No rear neighbors. The lot backs to open space — uncommon in a 2023 village.
  • HOA $69/month. Low for Summerlin, especially for a community this new.
  • Schools: Givens Elementary (8/10), Palo Verde High (8/10).

Why Redpoint

Redpoint is the newest pocket of Summerlin most buyers haven’t driven through yet. It sits north of the 215, tucked into the foothills, with elevation that keeps mornings cooler than the valley floor by a few degrees in summer. Every house on the street is a 2023 build, which means the systems are new, the roofs haven’t seen a Vegas decade yet, and you’re not paying for someone else’s deferred maintenance.

It’s a five-minute drive to Downtown Summerlin — Trader Joe’s, the farmers market, lululemon, the movie theater. The Summerlin Parkway trail system runs through the village; we know neighbors who walk the dog on the trail before work and don’t get in their car until afternoon.

The price story

Quick context: we originally listed at $850,000 back in April. We’ve adjusted twice since then, and the new number — $780,000 — puts the home at $367/sqft, which is below the comparable 2023 builds currently active in the same village. It’s a real number. We’d rather price it where it should be than sit on the market.
