Price a Cactus Bloom home finished, not at base. The lowest published base price was $1,734,950 in August 2026. In September, both quick move-in homes on the smallest plan, the Rocco at about 3,470 square feet, were listed at $2,262,889 and $2,292,131. The homesite, elevation and options are where that difference lives.

Rocco. Courtyard entry and covered front porch, formal dining room with a wet bar, great room with a fireplace, a kitchen with an oversized island, walk-in pantry and open nook, and a study with French doors. The primary suite has two walk-in closets, a spa shower and a soaking tub. One of the three secondary bedrooms has its own bath, and multi-slide doors open to an extended covered patio. Beamed and tray ceilings in select rooms.
Rowan. Courtyard entry, formal dining room with a tray ceiling, a kitchen with a waterfall island plus a separate prep kitchen with an icemaker, walk-in pantry and dining nook, and a great room with a fireplace and corner multi-slide doors to the covered patio. A study with French doors, a teen room, and three secondary bedrooms that each have an attached bath. The primary bath has double sinks, a spa shower, a freestanding tub and dual walk-in closets.
The third plan reaches about 4,010 square feet. Its name was not on the sheets Amy collected, so ask me for its layout.

From Richmond American’s Aspire Collection included features sheet:
- Kitchen: GE Monogram Professional Lite stainless appliance package with a 36-inch 6-burner cooktop, double wall oven with Advantium, 36-inch commercial-style hood and 48-inch built-in refrigerator. Quartz counters with tile backsplash, KitchenCraft cabinets with 42-inch uppers and soft-close, island and walk-in pantry.
- Systems: tankless water heater with recirculating pump, 16 SEER variable speed air conditioning with MERV 13 filters, radiant roof barrier, dual-pane windows, ENERGY STAR certified.
- Everyday details: soft water loop, electric car charger prewire, finished garage with 8-foot doors, video doorbell and smart front door lock, backyard gas barbecue stub, fully enclosed backyard with gate.
- Finishes: large-format porcelain tile in the entry, kitchen, baths and laundry, paver driveway, walkways, porches and patios (per plan), 10 or 12-foot main-floor ceilings (per plan), 8-foot interior doors.
- Warranty: 10-year limited.
What is not on that list. The Cactus Bloom flyer names guest suites, wine rooms, wet bars and pools among the upscale features available here. Read those as plan-specific or options, not standard. A pool in particular does not appear on the included features sheet.
Where Cactus Bloom sits in La Madre Peaks
La Madre Peaks has four builder neighborhoods plus the Astra custom-estate enclave. Cactus Bloom carries the highest published starting price of the four. Esplanade at Red Rock by Taylor Morrison starts at $698,990 and Cloudbreak Ridge by KB Home at $824,990, while Reflection Ridge by Toll Brothers has an interest list forming rather than published prices.

The agent in the builder’s sales office works for the builder. Not for you. They are pleasant, they are knowledgeable, and they are paid to represent the seller’s interest in the transaction. That is their job and there is nothing wrong with it. It just means nobody in that room is on your side unless you bring someone.
I need to be with you in person on your very first visit. Not mentioned on a form, not named in an email afterwards. Physically with you, the first time you walk through that door. That is how builder registration works, and visit one is the only version of it that is simple.
