The Wet Bar, and the Room Behind It

You see it the moment you walk in. The wet bar sits between the entry and the great room, with a sink, upper and lower cabinets and a cutout sized for a beverage fridge, so drinks happen here instead of in the kitchen while you are trying to cook. Behind it is a storage room with built-in lower and upper cabinetry. In the version of this plan without the wet bar that room is a bonus space; here it is the obvious place for the glassware and the bar stock. If you host, this is the reason to tour this home over the other four.

Great Room, Kitchen and Pantry

The great room has three windows over the backyard, two of them operable for cross-breeze, a ceiling-fan pre-wire, a TV pre-wire with the feed inside the wall, and floor outlets set in the slab for a lamp or a power sofa, which is the kind of thing that only happens when it is planned before the concrete is poured. A three-panel slider at the dining end opens to the covered paver patio.

The kitchen runs white cabinets with matte black hardware and soft-close everywhere, a gray backsplash, and a large island with cabinets underneath. Appliances are GE Cafe with the rose gold accents: dishwasher in the island, a six-burner cooktop with a hood vented outside, a wall oven and matching microwave, and an opening sized for a large refrigerator, which is one of the things I negotiate into a builder deal. A big Moen sink with a heavy-duty sprayer, drawers instead of lower cabinets almost everywhere, and windows over the counter that open with screens. The walk-in pantry is a real room with tall shelving, and the powder room is tucked away from the great room so guests get privacy.

Laundry, Garage and Two Tankless Water Heaters

Off the garage entry: a coat closet, then a laundry room with a long counter, a sink, cabinets above the machines and room for front-loaders on pedestals. The garage reads as two-car from the street but the third bay is a tandem that runs wider than a normal car space, which makes it a natural home gym or storage room with the cars still inside. Two tankless water heaters serve the 3,027 square feet, so hot water is never the argument.

The Primary Suite

The primary is on its own side of the house with windows to the west and south, a ceiling-fan pre-wire and carpet. The bath has a Kohler soaking tub with matte black fixtures, two separate vanities with Moen faucets and a medicine cabinet on one side, a water closet with a door, and a walk-through shower tiled to the ceiling with hexagon floor tile and a second exit straight into the closet. The walk-in closet is a long rectangle with tiered rods and carpet underfoot.

Three Secondary Bedrooms, Each With a Bath and a Walk-In Closet

Every secondary bedroom here is a suite: recessed lighting, a tub-shower bath with a vanity, and a walk-in closet. Bedroom two is the standard layout. Bedroom three has an extended window facing east for morning light and its walk-in closet opens off the bathroom rather than the bedroom (tell me in the comments which you prefer). Bedroom four is the largest at about 13 by 14, with the closet beside the bath instead of inside it.

The Backyard: What a Corner Lot Really Gives You

The lot is 9,563 square feet, but on a corner some of that footage sits in the side yard, so look at how the house is positioned before you assume pool space. There is still room for a pool, the retaining wall is already built, and the side yard has a raised planter strip that would make a good garden. The covered paver patio has recessed lighting. The homes to the west sit higher, behind an HOA-maintained common strip and view fencing. The yard is a blank slate as of filming, and Summerlin requires backyards to be completed within 12 months of closing, so budget for landscaping or negotiate it.

The Honest Numbers, and Why the Premium Is Negotiable

$1,379,990 as of filming, $100,000 below the original price. HOA $188 a month total, SID about $21,021 on the balance, roughly $1,664 a year with property taxes. Corner lots and entertainer plans usually carry premiums, and at about four and a half months of supply, a balanced market, that premium is negotiable, along with closing costs and rate buydowns through the builder’s lender. Full Video Transcript: New Construction Summerlin, the Liberty With the Wet Bar

This brand new Summerlin home comes with one thing every party house is missing. A real wet bar built in right off the great room. Corner lot. Every bedroom has its own bathroom and the builder has already come down $100,000. Video four of five. I’m Amy Arbeli with the Arbeli team and I’m touring all five move-in ready homes at Ashland at Summerlin. The gated single story Taylor Morrison community in Grand Park 89138. This Liberty sits on a corner which in a single story community means windows and lights on two sides.

Builder rules. Register with me before your first visit. DM Ashland and I will handle it. Okay. This home is going to be 3,027 square feet. It’s the Liberty model. It is the corner lot, so it’s on a 9,563 square foot lot. You think it’s a two-car garage, but it’s actually three. So, you will see the tandem when we go in. You have the paver driveway, which also is a paver entryway. And then walking up, you’ll notice that you have windows on both sides of the door.

And let’s go take a look inside. So, coming in, you’re going to notice right away you have really high ceilings. You have recessed lights. It’s going to be luxury vinyl plank flooring. And we can’t help but notice the wet bar. So, if you are the party house, this wet bar literally is going to be perfect. It’s right off of the great room. It has its own sink and then it has a cutout so you can put a little fridge there. It has cabinets.

So, it literally is set up for the perfect party area. And then we’ll just walk right into the great room. So, something I like to point out, anytime there’s electrical in the floor, this is something that has to be built when they do the slab. So, you have the electrical, which could be for your electric sofa or for your lamp. And then you’re going to have the pre-wire on the wall. So, your outlet there, so you won’t have any wires if in case you have equipment that needs to run down.

And then you will notice that you have a ceiling fan pre-wire. And there are three windows that overlook the backyard. Two of the windows open. I always love that for good air flow. And then it leads you right into where the dining area would be. And with the dining area, you’re going to have a three panel slider, which will lead out to your covered patio, which already has the pavers out there, but we’ll go take a look at that at the end.

Let’s see the kitchen. So, the kitchen’s going to have a really large kitchen island. It does have the cabinets underneath, so you’re going to have some great storage. You have matte black hardware, so you’re going to have hardware on all of the cabinets and the drawers. And then I always love to point out when you have a soft close, look at all this counter space. And this also overlooks windows that open, you do have screen doors on that or screens on them.

So the bugs will not come in. And then you have Yeah, all of the cabinets are white. Look at the backsplash. So the backsplash is going to be this really cool gray. And then on the island, you’re going to have your dishwasher. So, this is going to be the GE Cafe line, which is going to be the rose gold. And then you have a large Moen stainless steel sink. And they’ve paired it with this like ultra heavy duty sprayer, which is also going to be Moen.

And then it has the little button for the garbage disposal. And then turning around, you have a six burner GE Cafe cooktop. Again, this home is brand new, so nothing’s ever been used. You have the hood above it that vents to the outside for all your stinky food. Something to appreciate in this kitchen is all the drawers. So, I love drawers cuz it really allows you to get what’s at the back. When you have a cabinet and you’re trying to like climb in there, you can’t really get But yeah, drawers are my favorite in any kitchen.

And then this gives you a space for a really large refrigerator which we can negotiate into your deal. And then with this is going to be you’re going to have your wall oven. Again, brand new. This is going to be GE Cafe. And then the matching rose gold Cafe microwave. Now you’re asking where’s the food going to go? So the food’s going to go over here in the walk-in pantry. So, right off the kitchen, you’re going to have a really large walk-in pantry, really tall ceilings, lots of shelf space, and then when your guests come over, they’re going to use this half bath.

So, it’s away from the great room. It really gives them privacy in case they get stage fright, right? Like me, they could use the bathroom. And then you have this beautiful cabinet right here that you can store stuff. And then let’s just go check out the rest of this side of the house. So coat closet. You’ve got your coat rod in there when you come in from the garage. And then this is going to be the laundry room. So the laundry room is going to have lots of counter space.

You have your sink. I love to soak my laundry and get my whites white. So you’re going to have your sink there. Again, the matte black is throughout. And then space for your washer and dryer. And you have cabinets also above that. If you wanted to do a front load, you could do like a pedestal to bring those up. And then this is going to be the three-car garage. So two-car is what you saw on the outside, but the third car is the tandem portion, which I feel like is extra wide, wider than what an additional car would be.

And then it gives you that extra width and kind of where most people use their third car for storage. And then you have two tankless water heaters. So 3,027 square feet. This is going to you’re never going to have a problem with hot water. This area would actually be perfect if you wanted to do like a home gym to have it in this like back space. That would be perfect and you could still fit your cars and not worrying about cars.

Sometimes people’s home gyms, they drive their car into the garage, but that’s kind of a tucked away area. So, let’s go check out the primary bedroom. So, the primary bedroom, again, you have this wet bar, which is really cool. But primary bedroom is going to be off separate from the other bedrooms. Coming in the lots of windows. You’re going to have windows to the west and you’re also going to have windows to the south. So, lots of natural light coming in because that is where the sun is.

And then you have a ceiling fan pre-wire the bedroom’s carpet. So, that’s really nice if you like that coziness. And then the grand bathroom. So, you have your Kohler bathtub with your matte black and then the shower. I love how the glass on the shower goes all the way to the ceiling. And then you have sink number one over here which has the solid surface. The white cabinets kind of went throughout. And then this is going to be sink number two which is also the side that has the medicine cabinet.

Again, Moen faucets. Let’s go this way into the shower. So before you get into the shower, there is the toilet room with a door. And then literally you get into the shower and you have tile all the way to the ceiling. Your flooring is going to be a little hexagon. And then it’s like a walk through and then you can get out of the shower this way so you don’t have to walk all the way around and go into your closet.

So, your closet has carpet on it, which is nice. So, it’s going to give you that cozy feel. And then it’s a really good size, I would say, rectangle shape. You have different tiers depending on what you want to hang. But yeah, this is the primary bedroom. Let’s go take a look at the secondary bedrooms. This bedroom or this house is going to have four bedrooms total. So you will see in the series I also toured this same plan and it doesn’t have the wet bar.

So that’s where you had that kind of bonus secret room, whatever you wanted to do with it. But off of the wet bar, this is actually a perfect alcohol room. So if you’re going to use that wet bar for hosting parties, no better storage room than right off of that. And then you have built-in cabinetry. So you have lower cabinets and you have upper cabinets. So really great storage. And then all these bedrooms on this side. So you’re going to have three secondary bedrooms are going to have their own bathroom and their own walk-in closet.

So this home has a recess light. So you do not have a ceiling fan pre-wire. You have the recess light. And then the bathroom. So you have a cabinet with a sink and then toilet tub shower combination. So if you love baths, there’s your bath if you need to take a shower. That’s what’s really nice about a tub shower combination. And then you have the walk-in closet. So that’s bedroom number two. And then coming down the hallway, we’ll go to bedroom number three on this side.

So, this bedroom actually has the closet in the bathroom, but what I love about this window is it’s not just your standard size window. It’s extended. It really allows the natural light to come in. The home faces to the east, so you’re going to have that morning sunlight. And then the bathroom has the cabinet with the sink. And then you have the tub shower. And then this is where you’ll walk into your walk-in closet. That is part of the bathroom. Would you rather have your closet off your bathroom or off your bedroom?

Tell me in the comments. And then this one is going to be the largest of the four bedrooms. So this is the bedroom that is going to be 13 by 14. Again, it has the window that doesn’t go all the way to the floor, but it is an extended. And then I feel like the bathroom in here just gives you much more space. So this closet is going to be closest to the bathroom, but it’s not in the bathroom. And you have the area there.

And then going into the bathroom, it’s going to have the cabinet with the sink. And then again, tub shower for that. Now, we need to go take a look at the backyard. So if you’re moving to Las Vegas, are you building a pool? This lot is just over 9,000 square feet, but since it’s on a corner lot, some of that square footage is on the sideyard. So, that’s something to keep in mind when you look at lot size is how the house is positioned.

You have the homes behind you that are to the west are going to be at a higher elevation. So, there is like a common area that the HOA maintains that’s on the other side of that view fencing. But coming out, you’re going to have a paver patio covered. You do have your recess light, which is really nice. That’s going to help the afternoon sun. And then it’s a blank slate. So, Summerlin does require that you complete your backyard within 12 months of closing.

So, if you wanted to do a pool, you could do a pool. Some people maybe aren’t sure, so they do something really basic and then decide later. But what’s nice about this backyard is they’ve already kind of built the retainer, so you’re not losing that. And then on the sideyard, there is kind of a little retainer area. I think that would really be great for like a garden. And then you’ll notice that the width on the side is a little bit wider than your standard lot.

And that’s where the additional lot square footage is being used. 1,3790 that is $100,000 off HOA is $188 a month total. SID is about $21,000 on the balance, $1,664 a year. Corner lot and entertainers plans usually carry premiums. In a four and a half month supply market, the premium is negotiable and so are closing costs and rate buydowns through the builder’s lender.
