Why Two Primary Suites Changes Who Can Live Here

Most single story plans give you one real suite and a row of standard bedrooms. The Colonial gives you two. The primary sits at the back of the house off the great room, with black-trimmed windows, a ceiling-fan pre-wire, and a wall long enough that the nightstands do not fight the windows. The junior suite sits at the front, off the entry, with a window that runs almost floor to ceiling on the south side, its own water closet, a tiled shower, a full vanity with storage, and a walk-in closet. That is a parent’s apartment, an adult child’s room, or a guest suite that people might stay in a little too long. The third bedroom has its own bath too, with a tub-shower tiled to the ceiling and a TV pre-wire, and there is a powder room tucked away from the great room for guests.

The primary bath has double sinks, medicine cabinets that double as a second mirror, deep drawers, a separate water closet with a door, and a shower with a head on each side so two people can shower at once with their own temperature. The walk-in closet is big enough for a closet island down the middle, and the rods are already in if you want to skip the custom build.

Kitchen, Pantry and Laundry: Built for a Full House

The entry runs on large neutral tile under 12-foot ceilings with recessed lighting and the fire sprinklers now required in new homes. The kitchen island is oversized, with cabinets underneath for everything you never use but cannot throw away, an outlet at the end for a mixer, and a tall cabinet built for cookie sheets and charcuterie boards. Appliances are GE Cafe in stainless with the rose gold accents: wall oven, microwave, a six-burner cooktop with a powerful hood and a spice rack beside it, a built-in fridge and freezer, and a spot wired for a wine fridge. Two pull-out trash cans, a large Moen sink and faucet, drawers nearly everywhere, and a white backsplash with a soft gray accent.

The walk-in pantry is a real room with space to run custom shelving to the ceiling, and the laundry room opens off it: a long solid-surface counter, cabinets across the whole wall, and front-load machines already on pedestals. The garage is one step up from the laundry, three cars wide with a deeper bay on the two-car side for a longer vehicle, automatic openers on both doors, and a tankless water heater. You will see blue tape here and there on the tour; that is the builder finishing the punch list before a buyer moves in.

The Great Room, the Sliders, and the North-Facing Backyard

The great room and kitchen are one open space under the same 12-foot ceiling, with a TV pre-wire that feeds the cords down inside the wall and a hallway wide enough to stretch your arms out. Two sliders open to the patio, and the builder has added screen doors to both, which anyone who has lived with a Las Vegas slider will appreciate.

The house faces south, so the backyard faces north: no direct sun into the great room in the afternoon, and shade on the paver patio under the cover. The lot is 8,100 square feet, big enough for a pool, with mountain views over the wall. Every home in Ashland is single story, so no two-story neighbor looks in, and the neighbor to the west sits higher with the retaining wall already built. As of filming the yard is dirt, which is normal for a finished builder home; landscaping is a conversation with the builder or your own contractor.

The Honest Numbers, and Why This Price Has Held

$1,099,990 as of filming, HOA $188 a month total, SID about $21,021 on the balance, roughly $1,664 a year with your property taxes. This is the one price in the community the builder has held while the other four homes in the series took cuts, which tells you something about demand for two-suite single stories. Even so, Las Vegas is sitting at about four and a half months of supply, a balanced market, and in a balanced market builders negotiate on more than price: closing costs and rate buydowns through the builder’s lender are on the table. Full Video Transcript: Two Primary Suites, the Colonial at Ashland at Summerlin

This brand new single-story Summerlin home has two primary suites, a real one and a junior one with its own bath and walk-in closet right by the front of the house. If you have parents moving in, a college kid, boomeranging or guests to stay a while, this floor plan is the answer. Amy Arbeli with the Arbeli team. And we are in Ashland at Summerlin a gated single story, New Construction by Taylor Morrison in the Grand Park Area 89138. This one is the most attainable home of the five that I am touring.

Builder rules as always, register with me before your first visit. DM me ASHLAND, it takes two minutes and costs nothing. Okay, this home is 2,450 square feet. It’s on an 8,100 square foot lot and it’s just under 1.1 million. It is going to have a three car garage. All of them do have a three car garage, but this one is three cars wide. You have your paver driveway and little steps to go up. Let’s go take a look. So again, this home is in Grand Park.

It is the newest part of Summerlin in the 89138 area. Coming in, you are going to notice a very Neutral tile. It’s a large tile. I love the way that it is laid, and then you have 12 foot ceiling. So recess lighting. You do have the fire sprinkler systems that are now required in new homes, but yeah, 12 foot ceilings throughout. So it feels very large and very grand. Perfect for grand park. Okay, coming into the kitchen, you’re gonna notice this ginormous kitchen island under the kitchen island, and then what I appreciate is the cabinet.

So you’re gonna have lots of storage, you can store all the stuff you never use, but you can’t throw away under there. And then you will notice blue tape throughout this tour. And that is because the builder is finalizing all of it to make it perfect for you. Okay, so you are gonna have a little outlet here, which I always love because if you need to put your mixer or something at the end of the counter when you’re making your cinnamon rolls.

And then the This is the perfect spot for your cookie sheets or anything tall. Actually like a really big charcuterie board that would fit perfect back there. When you never have anywhere to put. And then you’re gonna have GE Cafe appliances. So they are going to be stainless steel and then have this kind of rose gold accent. And then this is gonna be a Moen faucet and a really large stainless steel sink it is Moen as well. So two trash cans which you’ll need and then again lots of storage space and then coming around to this side you are gonna have this is gonna be your wall oven.

Another thing I love is just all the drawers so you can always put so much stuff in the drawers, and then this is going to be a microwave. So, looks beautiful. There you have more storage. Lots of counter space. More drawers. What’s great about drawers is you can reach what’s in the back without having to like climb in there. You can see everything. And then this is a beautiful GE Cafe six burner cooktop. And then you have a really powerful hood.

above it to be able to get rid of all the smelly stuff that happens and then look at the spice rack. So they literally thought of everything. Again, this home is just under 2500 square feet and over here you also have a space for your cookie sheets or your charcuterie boards. So lots of counter space, their cabinets and then over here you’re also gonna have a built-in fridge. The rose gold accents literally go throughout. And then you have nice big fridge and freezer.

And then over here, there is gonna be space for you to add a wine fridge. So if you want your chilled wine right, easy to access, that’s gonna be there. And then notice the back splash. I love how neutral the backsplash is. It’s a white with kind of just a gray accent. And then there is a perfect space over here for you to put whatever you want on display. I think your alcohol, if you drink, you could add some shelves, there’s drawers.

And then let me show you the walk-in pantry. So, so much space in this pantry. you actually can have a custom cabinet company come in and take it all the way to the ceiling. But there is plenty of space. It’s a full walk-in pantry. And off that pantry is going to be your laundry room. So a really large laundry room. You have lots of counter space with a solid surface and then cabinets running all the way across. Front load washer and dryer.

So these are going to be literally super high power. I love how tall they are so you don’t need to. They already have the pedestals installed so you do not need to bend over to get your laundry out. But let’s go because we’re next to the garage. Let’s go take a look at the garage. The garage is a little bit elevated so if there is a step up and then like I said it’s three car wide and then you are going to have a little bit of recessed with the two car, which is going to give you a little bit more depth so you could park your longer car on this side.

And then you have a tankless water heater. Both of the garages are going to have automatic garage door. But yeah, lots of space in the garage. And we will go back in and check out the primary. Like I said, there’s kind of a junior primary in this floor plan. But we will actually go look at the primary bedroom, which is off of here. So you will notice the windows have the black trim, which I love the black trim. And then you have a ceiling fan pre-wire.

So there’s plenty of options you can add a decorative chandelier or a ceiling fan. I think in Las Vegas you always need a ceiling fan. But there’s these natural, so much natural light coming in. This house does face to the south, so these windows here are gonna kind of face to the west, but it’s perfect because you literally can put your nightstands and not have the window be in the way. And then let’s check out the primary bathroom. So double, you’re gonna have double sinks.

You are gonna have a medicine cabinet, which adds an extra mirror. I feel like that one helps you check your hair. And then you have the drawers. This one’s a very deep drawer. That one’s deep as well. And then look at this shower. So the shower is gonna be a double shower head. you have them on both sides so literally Two people can take a shower at the same time and each have their own water temperature. I like the water really hot so we’d be able to take a shower at the same time and not have one person dictate the water temperature and then This is gonna be your water closet where you can go to the bathroom.

We have a door on it, and then look how big this walk-in closet is. So it does have the rods already, but I personally would definitely get a custom closet company in here because you have so much space. I even think you could, you have space for a kitchen island, or I’m not a kitchen, a closet island to go here in the middle. But yeah, I love this, this walk-in closet. So now we are going to head to the other side of the home and we didn’t check out the great room.

So notice the 12 foot ceilings throughout and the great room off the kitchen slash great room. You are going to have your double sliders. So there’s so much natural light. We will go out in the backyard even though it is dirt at the end of the tour. But what I like for people to notice is that they already have the pre-wire around the wall so you can hang your flat screen TV without having your wires because you feed them down this little tube and then yeah this is gonna be a great room so it literally is like one big open floor plan with the kitchen look how wide this hallway is literally like it’s larger than my span of my arms.

This is really good. So this is the half bath. And I don’t know about you, but when you go to the bathroom at someone else’s house, when the bathroom is too close to where everybody is, it gives me stage fright. So this half bath is kind of tucked away from where everyone is. And then this is gonna be just a coat closet. So your guests can come over. getting their coats in the coat closet. And then let’s go into this Junior Suite.

So this is the secondary Junior Suite. The front of this is gonna face to the south. Look how big this window is. Literally it’s almost floor to ceiling windows. This room also has a ceiling fan pre-wire. People might stay too long if you let your visitors stay in this room. So it’s a perfect size and then over here you’re gonna have the water closet where they can go to the bathroom. Nice countertop so you have still lots of cabinets, lots of storage and then you have a nice shower, look at the detail on that shower floor.

I always have to add a little squeegee, remind the guests that they need to squeegee the window and then look, a walk-in closet. So this is the Junior Suite with the walk-in closet. It has everything you need. And again, this is gonna be just under 2,500 square feet. It’s just under 1.1 million dollars. and then this is bedroom number two. So bedroom number two is also gonna have its own bathroom in it and it has just a bypass closet so your typical bathroom within a secondary bedroom.

What they also did in these rooms is they also did the flat screen pre-wire which is really nice and then this is the bathroom, you have the tile matching cabinetry throughout and then this is going to be a tub shower tile all the way to the ceiling. It’s a very neutral, neutral tile. Okay, now it is time to go check out the backyard. You have the two sliders so you choose which one you want to go out. Something they’ve added to these sliders is going to be a screen door.

I have sliders at my house and so many bugs come in. So the screen door will definitely be something that you love. You already have your paver patio and then a patio cover. And because this the backyard faces to the north, you will not get any direct sunlight into the great room, which would be really nice. You definitely have a beautiful view of the mountains. And then it’s a large lot. So definitely you could put a pool in this lot. This whole entire community is single stories.

So your neighbor is also going to be a single story. So you’re not going to have any two stories looking down. And then the neighbor to the west is actually going to be at a higher elevation. So you will notice that that wall is a little bit higher. They’ve already built the retainer, which is nice. could literally put a garden, put anything over there. But yeah, this backyard could definitely fit a pool if a pool was in your Las Vegas goals, which it’s hot.

So you might need a pool. Brand new single story in a gated Summerlin community. HOA $188 a month total. The SID is about $21,000 on the balance, $1,664 a year. And this is the one price in the community the builder has held, which tells you something about demand for two-suite single stories.
