Which Summerlin HOA Am I In?
There is no single Summerlin HOA. Seven master associations divide the community, and most homes also sit under a second, neighborhood level association. All of Summerlin West, Grand Park included, is covered by the Summerlin West Community Association at 702-791-4600. Below is every master association, its phone number, and the villages it covers.

The two layer problem
The question I hear most often is why the HOA number a buyer was quoted does not match the number on the statement after closing. Almost always the answer is that they were quoted one layer and are paying two.
The master association covers what you share with the whole area: the village trails, the village parks, the community centers and pools. The sub association covers what is behind your gate: the entry itself, the private streets, the common area landscaping, sometimes a pocket park. A gated new construction neighborhood in Grand Park will carry both.
When you ask about HOA dues on a new home, ask the sales agent for both numbers and ask what each one covers. If you get a single figure, it is almost certainly incomplete. Get it in writing before you sign.
City or county, and why it matters
Charleston Boulevard divides Summerlin between the City of Las Vegas to the north, at 702-229-6011, and unincorporated Clark County to the south, at 702-455-0000. Grand Park and the rest of Summerlin West are north of Charleston, which puts them in the City of Las Vegas.
That line decides which agency issues your permits, who handles code enforcement, and which entity bills your special improvement district assessment twice a year. It is worth knowing before you plan a pool or a casita.

The Summerlin West Community Association, reachable at 702-791-4600. It is the master association for all of Summerlin West, which includes Grand Park, Kestrel, Kestrel Commons, Redpoint, Redpoint Square, La Madre Peaks, Astra, Reverence, The Paseos, The Vistas and Stonebridge.
Why do I pay two HOA bills in Summerlin?
Because there are usually two layers. The master association bills the Summerlin assessment, which pays for the village trails, the village parks and the community centers you can use anywhere in your area. On top of that, most gated neighborhoods carry a sub association that bills separately for the gate, the private streets and anything inside them. At Fairview in Grand Park, for example, that works out to $152 a month to the neighborhood association plus the $69 Summerlin West assessment.
Is Summerlin in the City of Las Vegas or in Clark County?
Both, and Charleston Boulevard is the line. North of Charleston is the City of Las Vegas, which reaches 702-229-6011. South of Charleston is unincorporated Clark County, which reaches 702-455-0000. Grand Park, Redpoint, Kestrel and the rest of Summerlin West sit north of Charleston, so they are in the City of Las Vegas. This affects which agency handles permits, code enforcement and the semi annual improvement district billing.
How do I find out which HOA I am in?
Start with the village. Every Summerlin village belongs to one of seven master associations, listed on this page. Then check your closing documents or your monthly statement for a second, neighborhood level association. If the property is a resale, the seller resale package is required to disclose both.
