Sun City Summerlin is the original Del Webb 55-plus community in Las Vegas, and golf runs right through it. Three courses sit behind hundreds of homes. So golf course living here is not a rare, ultra-luxury thing. It is a real, everyday part of the community. It means a green view out your back window and open space instead of a neighbor’s block wall. Your tee time sits a few minutes from your front door. This particular home backs the 2nd hole of the Palm Valley course. You get fairway and mountain views right off the patio.

Can you really find golf course living in Sun City Summerlin for under $1 million?

Yes, and this home is the proof. It has a full remodel, sits right on the golf course, and lists just under a million. In fact, that combination is genuinely hard to find right now. The owners finished the remodel about two years ago, so the expensive work is already behind you. At roughly $384 a square foot, it is the best price per foot I am seeing on the course. You are not buying a project. You are buying a home that is move-in ready.

What is this home like inside?

The remodel shows the moment you walk in. A big great room greets you with soaring ceilings, wood plank flooring, and upgraded designer lighting. It opens right into the kitchen. Indeed, the kitchen is where the money went. You get quartz counters, upgraded cabinetry, modern stainless appliances, an island, and a casual nook. The primary suite runs oversized and has its own fireplace, a rare touch at this price. It also includes a walk-in closet. It covers the community centers, pools, fitness centers, and the full amenity lifestyle. On top of that, the buyer pays a one-time New Owners Reserve Assessment, the NORA fee, of $5,125 at closing. That is a one-time contribution to the community reserves, not a recurring cost. It is worth budgeting for as part of your closing. Nevada also charges no state income tax. So the monthly cost of golf course living here stretches a retirement budget further than most out-of-state buyers expect.
