Which street matters, and why

In Heritage the street changes what you are buying more than the floor plan does. Three separate things are going on, and they all meet on one street.

Lennar lowered the ceilings partway through

The specification on the smaller homes changed during construction and the ceilings came down. The homes built to the earlier specification sit on Woodburn, Belleforte, Allister Fields, Primrose Grove, Heritage Bend, Mayfield Manor and Calluna Hills.

The sales record backs that up precisely. Six of those seven streets do not have a single recorded sale of a home built after 2022. Woodburn is 2022 for all thirteen. Belleforte, all ten, 2022. Allister Fields, Mayfield Manor, Primrose Grove and Calluna Hills are 2021 and 2022 only. Every other street runs 2023 or later, and Carlton Terrace, Elmwood Forest and Regent Terrace are entirely 2024.

So there is a test you can run yourself. On the Cromwell plans, built 2022 or earlier means the earlier specification. Year built is on every listing, so you do not have to take my word for it.

The market does not appear to be charging extra for it. If ceiling height matters to you, you may be able to get it without paying for it, as long as you know where to look.

Two streets back the wash

Three streets have open space behind, and nobody knows what goes there

Heritage Bend, Heritage Heights and Norwood Heights have open space behind them. Open space today is not open space forever. Buy the house, not the assumption that the land stays empty.

You can hear the gun range

Desert Sportsman’s Rifle and Pistol Club sits on the south side of Charleston Boulevard, State Route 159, past the open space behind Heritage Bend, Heritage Heights and Norwood Heights. It is an outdoor club range, open daily from 7am to 6pm.

It is audible. How much that matters depends entirely on you. If you are home during the day, and in a 55+ community most people are, this is something to test rather than take my word on. Stand in the backyard on a Saturday morning. Some buyers walk away. Others stop noticing inside a month. Both reactions are reasonable.

I would rather you hear it from me now than from a neighbor after closing.

Heritage Bend is all three at once

Earlier specification, backs the wash, and open space behind it with an unknown future. It is the most interesting street in the community and the one to walk before you decide.

What Lennar built here

Nine single story floor plans across three collections. Every one of the 135 recorded sales is single story. Below is what each plan has actually sold for, which is not something the builder or the portals publish.

Three things in that table worth knowing

  • The Carson is a third of the community. Forty five of 135 sales. When somebody says Heritage, statistically they mean a Carson around $500,000.
  • The Claremont is five square feet bigger than the Carson, sells for about $12,500 less, and takes twice as long. Sixty days against thirty two, for a nearly identical home. Worth asking about before you buy one.
  • The Elizabeth has a 14 foot RV garage. Only two have sold, so there is no reliable price on it, but it is the only plan here built for a motorhome.

The Everly is a NextGen plan, in a 55+ community

A private suite with its own entrance, inside an age restricted neighborhood. It is built for a caregiver, a live in adult child, or family who stay a while. Eleven have sold, at the highest median in the community.

Is Heritage at Stonebridge gated?

Yes, and it is the only guard gated community in Stonebridge. Every other Stonebridge neighborhood is either gated without a guard or not gated at all. Caledonia and Skye Knoll are not gated.

What are the HOA dues at Heritage at Stonebridge?

$350 a month to the Heritage association plus $69 to Summerlin West, $419 in total, confirmed August 2026. The Heritage portion covers the residents only clubhouse with pool, spas, gym, fitness classes, pickleball and bocce.

Is the clubhouse shared with the rest of Stonebridge?

No. The clubhouse is for Heritage residents only.

Is there noise from the gun range?

Yes, you can hear it. Desert Sportsman’s Rifle and Pistol Club is an outdoor range on the south side of Charleston Boulevard, open daily 7am to 6pm. It is most noticeable from the streets that back the open space to the south. Stand in the backyard on a weekend morning before you decide.

Did Lennar change the specification during construction?

The ceilings on the smaller homes were lowered partway through the build. The homes built to the earlier specification are on Woodburn, Belleforte, Allister Fields, Primrose Grove, Heritage Bend, Mayfield Manor and Calluna Hills, and in the sales record those streets are almost entirely 2021 and 2022 construction.

Does Heritage at Stonebridge have a plan with an RV garage?

Yes. The Elizabeth, 2,516 square feet, has a four bay garage with a 14 foot RV bay. The Ethan at 2,515 square feet also has four bays. Both are in the Evander collection and both were built in 2022 and 2023 only.

How many homes have sold in Heritage at Stonebridge?

135 closings are on record between February 2022 and August 2026, with 27 in the last twelve months. The median is $560,000 at $387 per square foot, and half sold within 31 days.

HOA dues and what they cover

$350 a month to the Heritage association, plus $69 to Summerlin West. $419 in total. Confirmed August 2026. The dues were $300 until recently.

The Heritage dues cover the clubhouse, and it is for Heritage residents only, not shared with the rest of Stonebridge. Inside and around it:

  • Gym, with fitness classes
  • Pickleball courts
  • Bocce ball
  • Resident clubs and social groups
  • Fireplace lounge, multi purpose room and showcase kitchen

The $69 Summerlin West assessment is the master association fee. It is the same $69 paid in Sandalwood and in Las Lomas over in The Paseos, so it is not specific to Heritage.

A note on where these numbers come from. The MLS records the HOA fee at the moment each sale closes and nobody updates it afterwards. Every Heritage listing in the record still shows $300, and the last sale to report any figure at all closed in July 2025. The $69 master assessment does not appear in MLS data anywhere. These figures were confirmed directly, not read off a listing. Verify current dues with the association before you write an offer.

What Heritage at Stonebridge homes have sold for

Data reviewed August 17, 2026. Closed sales on record across all four MLS names used for this community.

135 homes have closed in Heritage at Stonebridge, from $425,000 to $1,285,000, between February 2022 and August 2026. The median is $560,000 at $387 per square foot. Half sold within 31 days. Twenty seven closed in the last twelve months.

Why there is no year by year median on this page. The yearly figures read $509,000 in 2022, $699,000 in 2023, $535,000 in 2024 and $560,000 in 2025. That looks like a 23% fall. It is not. Lennar released different collections in different years, so the mix of homes sold changed, not the market. Publishing that curve would mislead you, so the plan by plan table above is used instead.

The number that tells you the most

The Carson plan sells in a median of 32 days. The four Carsons on the market right now have been listed 45, 138, 181 and 209 days. Thirty two days for what sells. A hundred and fifty nine for what is sitting.

What makes that gap interesting is that the four homes sitting are not obviously mispriced. They are asking between $485,000 and $544,900 against a $500,000 median. On paper they look fine.

So the reason is somewhere else. Condition, finish level, which street, what backs the lot, or simply how the home shows. In a community where every home is single story and the floor plans repeat nine ways, those are the only variables left, and they are exactly the things a spreadsheet cannot see.

If you are buying, a home that has been sitting in Heritage is worth understanding rather than avoiding. Something is behind it, and it may be something you do not care about.

If you are selling, the median says a correctly presented Carson moves in about a month. If yours has been out for four, the market has already told you something.
