Redpoint and Redpoint Square are two different villages, and Summerlin treats them separately. Vertex, photographed above, is a Tri Pointe Homes neighborhood in Redpoint Square: 3 floor plans from 1,790 to 1,914 square feet, 2 and 3 bedrooms, priced from $490,000. Its neighbour Cordillera by Toll Brothers builds three-story townhomes from 1,803 to 2,154 square feet, from $576,995. Vertex’s starting price sits near the bottom of what new construction costs anywhere in Summerlin West, which makes Redpoint Square one of the entry points to the whole master plan.
Redpoint itself is largely built out and trading as resale. Its two established neighborhoods are Carmel Cliff by Pulte and Arroyo’s Edge by Tri Pointe, the latter technically in Redpoint Square with interiors by Bobby Berk.
Vertex by Tri Pointe Homes: the details
Amy picked up the Vertex community sheets at the Tri Pointe sales office in September 2026. Everything below comes from them. Summerlin’s own July 2026 map already lists Vertex as down to its final homes, so what is left is limited. Prices are base prices from the price sheet dated June 12, 2026, before homesite premium and options.

What the sheets tell you
Elevation does not change the price. Each plan costs the same in elevations A, B and C, so the exterior is a style choice, not a budget one. The price moves with the homesite and the options you add.
Plan 1 is the flexible one. It is listed as 2 to 3 bedrooms because the loft can be built as a third bedroom instead. If you need three bedrooms, Plan 1 gets you there for $53,000 less than Plan 2.

Townhomes, with yards. At about 2,000 square feet per lot these are compact homesites, and the sales office sells Vertex on each home having its own backyard. Ask to see the yard depth on the specific lot before you choose it.
Incentives exist, and they move. Tri Pointe says incentives vary by home and by timeframe. That is a negotiation, and it goes better with your own agent in the room from the first visit.

What schools serve Vertex?
The Tri Pointe community sheet lists Givens Elementary, Becker Middle and Palo Verde High. School zoning can change, so confirm the address with the Clark County School District before you rely on it.
How long does it take to build a Vertex home?
About six months, according to the Tri Pointe sales office. Treat that as an estimate and get the target completion date in writing on the specific home.
