Most homeowners pay roughly $200 to $230 a month to the Sun City Summerlin Community Association in 2026. That covers the four recreation centers, pools and fitness facilities, common area landscaping, community security patrol, and the program of more than 80 clubs and events. Some townhome and patio home neighborhoods pay an additional sub-association fee. Golf is paid separately.

What is the NORA fee in Sun City Summerlin?

NORA stands for New Owner Reserve Assessment. It is a one-time charge paid when a home changes hands, and it goes into the association reserve fund for major repairs such as roofs, pools and recreation center systems. It was historically $1,839 and was raised substantially in 2025, with a figure of about $5,000 widely reported. The NORA is negotiable between buyer and seller, so confirm the current amount in the resale package and ask us before you write an offer.

Who owns and runs Sun City Summerlin?

Sun City Summerlin was built by Del Webb, now part of PulteGroup, and was completed in the late 1990s. No company owns the community today. It is governed by the Sun City Summerlin Community Association, a nonprofit homeowners association run by a board elected by the residents.
