In most cases yes. At least one occupant of the home must be 55 or older. A spouse, partner or other co-occupant may be younger, and Sun City Summerlin requires secondary residents to be at least 40. No one under 19 may live in the home permanently, though grandchildren and other guests are welcome to visit. Confirm the current rules in the association governing documents before you buy.

Yes. All of the roughly 7,779 homes belong to the same age-qualified association, so the 55-plus requirement applies community wide. Sun City Summerlin operates under the federal Housing for Older Persons Act, which requires that at least 80 percent of occupied homes have at least one resident aged 55 or older.

Most homeowners pay roughly $200 to $230 a month to the Sun City Summerlin Community Association in 2026. That covers the four recreation centers, pools and fitness facilities, common area landscaping, community security patrol, and the program of more than 80 clubs and events. Some townhome and patio home neighborhoods pay an additional sub-association fee. Golf is paid separately.

NORA stands for New Owner Reserve Assessment. It is a one-time charge paid when a home changes hands, and it goes into the association reserve fund for major repairs such as roofs, pools and recreation center systems. It was historically $1,839 and was raised substantially in 2025, with a figure of about $5,000 widely reported. The NORA is negotiable between buyer and seller, so confirm the current amount in the resale package and ask us before you write an offer.

Sun City Summerlin was built by Del Webb, now part of PulteGroup, and was completed in the late 1990s. No company owns the community today. It is governed by the Sun City Summerlin Community Association, a nonprofit homeowners association run by a board elected by the residents.
