The Las Vegas Relocation Lookbook

Free Relocation Guide  ·  24 Pages

The Las Vegas We’d Hand a Friend.

Most relocation guides read like brochures. This one doesn’t. Real commute times, real HOA structures, the trails you can actually walk to, and the line items most relocation buyers don’t see coming — community by community across the valley.

What's inside the 24 pages.

  • Summerlin — what changes as you move west into Stonebridge, Reverence, Kestrel, and Redpoint, and what stays the same.
  • Henderson, all of it — Green Valley, Anthem, Inspirada, Cadence, Lake Las Vegas, MacDonald Highlands. The one most newcomers underestimate.
  • The Southwest and the North — the value tiers that don't get written about, and which buyers they're right for.
  • Off-peak drive times to the Strip, Harry Reid Airport, and Red Rock Canyon for every community covered.
  • HOA structures, master associations vs. sub-HOAs, and the SID/LID bonds that quietly add $1,200–$3,000/year in newer communities.
  • The honest cost-of-living realities most newcomers miss — summer cooling, water tiers, auto registration, the property-tax cap filing you must not skip.

This guide is for you if…

  • You're considering Las Vegas from California, Oregon, Washington, or any other state — and you've been trying to make sense of it on the internet.
  • You've narrowed it down to "Summerlin or Henderson" and need help going one level deeper.
  • You're moving for a job, a tax shift, a climate change, or just because the cost of living finally pushed you to act.
  • You have kids, and the school-district question is one of the three most important things you have to get right.
We translate the valley

The Strip is not where your kids will grow up.

We're Amy and Tzahi — a husband-and-wife real estate team that has been working with relocating families across the Las Vegas Valley for years. We help out-of-state families understand the difference between Summerlin South and Summerlin West, between the Henderson side of the 215 and the other side, between the school zone you're reading about online and the one you'll actually be assigned to.

Then we walk you through it in person — or on Zoom, if you're still six months out.

Frequently asked.

How current are the numbers in the guide?

We update the Lookbook quarterly. Commute times are off-peak averages; HOA ranges reflect typical 2026 figures. For any specific property, we pull the exact figures (HOA, SID/LID, transfer fees) before you offer.

I can't fly out for a tour. Can you still help?

Yes. We do remote consultations regularly with relocating families — Zoom tours of communities, video walk-throughs of listings, even FaceTime from inspections. The first relocation conversation is usually 60 minutes on a video call.

Do you work with renters too?

We focus on buyers and sellers, but if you're renting first to test a neighborhood before buying, we'll point you to leasing resources and stay in touch for the eventual purchase.

How do you get paid?

We're compensated through the standard real estate commission paid by the seller at closing. Our representation costs you nothing out of pocket.
